Roofing work is known to be expensive. Calculated per m2, the price of a roof is actually a function of many factors, including the type of work (creation or renovation), accessibility, technicality and constraints of the site (directives of the Bâtiments de France for example), as well as the materials used. They can also depend on the city in which the work is done (a roof renovation in Paris does not cost the same as in the provinces).
The price per m² for the construction of a traditional roof as a whole, including framework and covering, by a professional, varies from €180 to €250 per m² .
If the work includes insulation , you can claim state aid provided that your home was built more than two years ago, and that the professionals you use have the RGE label.
Certain financial aids can also be granted by the National Housing Agency (ANAH) if your work is part of an energy renovation process.
For the installation of a roof alone , the cost of the work will depend in particular on the chosen covering: expect to pay 55 to 65 euros per m² : slate, tile, stone or zinc or green roofing.
Other less expensive solutions are generally reserved for roofs with a smaller surface area: steel cladding ( 20 to 40€/m² ) or wood shingles ( 30€/m² with a basic wood species ). However, these two types of cladding will mainly be chosen for the roofing of outbuildings: the first because of its poor energy performance, the second because of its fragility. Also note that urban planning locally define rules to follow in terms of roofing: depending on the architectural trends of the regions, but also depending on the proximity of a remarkable heritage, one or more materials may be imposed on you.

Roof renovation projects are also varied: they range from simple maintenance work (moss removal, water-repellent treatment), to roof renovation to ensure its waterproofing (changing tiles or slates, installing an under-roof screen), or even roof repairs with work on the framework (in the event of water infiltration and heat loss, for example), and even complete roof repairs identically.
For a light renovation operation on your roof (cleaning the covering, changing a small number of broken tiles or slates), expect a price per m2 of between €30 and €70 .
A more extensive renovation that would require the redoing of part of the roof would cost you approximately between €70 and €130 per m² . The estimate for complete renovation work must, however, take into account many variables.
In addition to the price of the roof covering per m² , the professional will have to evaluate the extent of the finishing touches which will lengthen the labor time: it will depend in particular on the number of roof slopes and the presence of roof accessories (chimney flues, vents, skylights) which complicate the installation of the covering.
What material for your roof?
Whether your frame is made of wood, metal, composite material or reinforced concrete, a wide range of roofing materials are available to you.
Your roofing project will however often be restricted by technical constraints (in particular the degree of inclination of the slope of your roof) and by local directives (municipal PLU).
If your roof has a slight slope (less than 35°) and this project is compatible with the Local Urban Planning Plan of your municipality of residence, you can opt for a green roof: aesthetic and ecological, this roofing solution also constitutes a good thermal insulator.
Flat tiles can also be used on low-pitched roofs. Roofs with traditional slopes (pitches of at least 35%) can be covered with tiles, usually clay, or slate.
